Cash or mortgage? Financing a distress deal

Why speed matters, how much banks usually lend, and when off-plan purchases need a different plan.

Emirates Distress Research · 3 September 2026 · 6 min read

Distress sellers value certainty and speed. A cash buyer — or one with a mortgage pre-approval already in hand — will often secure the better price.

What banks typically lend

Under UAE Central Bank rules, expatriate buyers can generally borrow up to 80% of the value of a first home up to AED 5M, with lower limits above that and for second homes. Off-plan property is usually financed at a much lower ratio, if at all, until it nears completion.

Plan the cash you'll need

  • Your down payment or the amount owed to the seller
  • Transfer and registration fees
  • Mortgage registration and bank processing fees
  • The next payment-plan instalments for off-plan units

Use the mortgage calculator on any deal page for a quick estimate, then confirm terms with your lender.
