Securing a UAE Golden Visa through property

Eligibility, documents and timelines for the 10-year residence visa when you invest in real estate.

Emirates Distress Research · 24 September 2026 · 5 min read

The UAE's 10-year Golden Visa is open to property investors whose real-estate holdings meet the qualifying value — AED 2 million at the time of writing. For many buyers, a distress deal is the most efficient route to that threshold.

What usually qualifies

  • One or more properties with a combined value of at least AED 2M
  • Ready property, and in many cases off-plan property from approved developers
  • Mortgaged property, subject to the bank's confirmation and the equity rules in force

The process in brief

Once the title deed (or Oqood) is in your name, you apply through the relevant authority with your property documents, passport and photos, followed by a medical test and Emirates ID biometrics. Timelines vary, but the process is usually measured in weeks rather than months.

Rules are updated from time to time, so confirm the current criteria with the authorities or a licensed advisor before you rely on a specific purchase to qualify.
